The Design Process -
From a sketch on a piece of paper, or a photo you've seen online, we will then carry out a site survey and create a realistic 3D model of your build, which you can explore on your device in the comfort of your own home. This is a perfect opportunity to make any design changes (before we cut any expensive oak beams!)

Architectural design
From the model we then produce 'flat' architectural drawings and frame production documents. We're very experienced in all aspects of the construction process, and produce detailed working drawings for all trades involved, and all documents required by structural engineers and local authority building control. We carry out all our design work in industry leading BIM software, so are able to easily collaborate with any other professionals you may have already involved in your project
The planning application
Once your completely happy with the design, we can then prepare the architectural drawings for a planning application, Planning permission is not always necessary, and we will always try to design a building to conform to 'permitted development' criteria where possible. Permitted development rules are set out by the planning department, and give rights to homeowners to be able to build extensions and outbuildings without needing to apply for planning permission, as long as certain criteria is met
